A change is coming to mortgage loan servicing
FREQUENTLY ASKED QUESTIONS
Starting September 2, 2025, the servicing of mortgage loans through 1st University Credit Union will transfer from TruHome Solutions, LLC to Member First Mortgage, LLC (MFM). While loan terms, rates, and your relationship with the credit union remain the same, this change affects where and how payments are made.
Please note that any automatic payment deductions currently set up will stop with this transfer. To continue making payments automatically, you’ll need to complete an ACH form and return it to MFM, or sign up for ACH drafting online beginning September 5, 2025, at www.memberfirstmortgage.com. Once there:
Click on “Login”
From the dropdown, click “My Loan Account”
Next, select “Register My Account.” Complete the fields and follow the prompts.

Yes, you will be assigned a new loan number. The new loan number is indicated on the Notice of Assignment, Sale or Transfer of Servicing Rights letter. Your new loan number is located at the top of the letter.

No, the mortgage will continue to be serviced under the original and/or current terms.

Yes, please contact your insurance company and share the updated Mortgagee Clause provided below. Send a copy showing the updated Mortgagee Clause by September 02, 2025 to info@myinsuranceinfo.com, fax it to (866) 319-597, or mail it to the address below.

In MFM’s Privacy Policy Statement, they list the reasons financial companies can share their customers' personal information; the reasons Member First Mortgage, LLC chooses to share; and whether you can limit this sharing.

Payments

No, all prior automatic deductions will be stopped. If you wish to continue automatic payment deductions, complete an ACH form and return to MFM or sign up for ACH drafting online starting September 05, 2025 at www.memberfirstmortgage.com.

To enroll, visit the MFM website at www.memberfirstmortgage.com. Select “My Account”, click “Register” and fill out the information on the screen that appears. Once you have completed the sign-up process, MFM will notify you of enrollment by email and you can then begin using this service. To make a payment: Select “My Account”, log in and follow the instructions to make your payment after September 05, 2025.

No, MFM does not offer special payment options unless they were specified in the original contractual Note. Any special payment arrangements with TruHome will be discontinued as of September 02, 2025.

Starting September 02, 2025, a payment can be processed over the phone by speaking with the Member Service Department or by using the Automatic Phone Payment System. When you call (866) 636-1052, have the following information available: Loan Number, ABA/Routing Number, Checking or Savings Account Number or Debit Card, and amount of your payment (fees may apply).

Please update your Bill Pay Service with your new loan number and the new payment mailing address to ensure your payment is credited correctly and without delay.

If TruHome receives a payment during the first 60 days after September 2, the payment will be forwarded to MFM. However, after 60 days, the payment will be returned to you.
Under federal law (RESPA), during the 60 days after the servicing transfer takes effect on September 2, 2025, payments received by TruHome on or before their due date cannot be treated as late by Member First Mortgage. No late fees can be charged during that grace period.
Statements and Tax Info

Yes.
TruHome will be sending a statement with a September due date.
MFM will be sending a statement with an October due date (you’ll receive this statement in September).
Ongoing, MFM will generate a statement by the 10th of each month. If you don't receive one, call them at (866) 636-1052.

Contact TruHome Solutions, LLC for statements on or before September 01, 2025, at (866) 254-0586.
Contact MFM for statements on or after September 02, 2025, at (866) 636-1052.

Monthly Mortgage Statements are generated on or before the tenth of each month. If you do not receive your monthly statement for October, please call MFM at (866) 636-1052, or email servicing@memberfirstmortgage.com.

Yes, TruHome Solutions, LLC, will provide the Form 1098 statement from beginning of year January 01, 2025 to September 01, 2025. MFM will supply the Form 1098 statement from September 02, 2025 onward from the transfer date.
Your Rights During the Transition

Under federal law (RESPA), during the first 60 days after the servicing transfer takes effect on September 2, 2025, payments received by TruHome on or before their due date cannot be treated as late by Member First Mortgage. No late fees can be charged during that grace period.
After the 60-day grace period, payments not received by MFM on or before their due date are subject to a late fee.

You have the right to send a Qualified Written Request (QWR) to your mortgage servicer. This must be a written letter (not a note on a payment coupon) and must include:
Your name
Your mortgage loan number
A description of the issue or the information you're requesting
The servicer is required by law to:
Acknowledge your request within 5 business days, and
Respond with a resolution or explanation within 30 business days

If you send a notice of error to your loan servicer, they cannot report that payment as delinquent to credit bureaus for 60 days while the issue is under review.
Note: This protection does not stop foreclosure proceedings if other legal grounds exist under your mortgage agreement.
